Hi Tony and Gavin!

I wanted to let you know the outcome of a deal I did based on some guidance I gained from you.

There was a deal I had in Salem, Oregon, in foreclosure with a $60k first mortgage and four other liens and judgments totaling $116k. Market value of the property is at least $265k.

The largest line holder was a lumber company for $92k. The company bookkeeper let me know that they had written it off their books at $62k and given it to a lien attorney.

Based on information from Tony, I put a packet together for each lien holder and faxed in to them. I offered the attorney $50k. He called with a few questions and concerns. He said he would take $70k although after answers and pictures they could go lower. I emailed him 5 pictures and was ready to email him the next 5 and he emailed me and said they would take $60k – Done!

The other lien holders took payoffs of $7k. They all faxed a lien release to my title company agreeing to the payoff and willing to get it at closing. I wholesaled it to another investor for $210k. At closing my company received $75k! All I had in the deal was $2300 to help the woman move out. That’s 3260% ROI! With a 10 week turnaround! How fun is this! Thanks for your guidance!
